Creating places to call home
Our award winning portfolio is a testament to the care and responsibility we carry when designing places and spaces for people to live and thrive.
Our residential design philosophy
At the heart of our philosophy is the creation of places that we’d be proud to call home, as distinctive, diverse and unique as the communities we serve.
Our team combines a breadth of knowledge across the residential sector, be it new build, adaptive re-use, modular, high-rise, built-to-rent or purpose-built student accommodation through to masterplanning new communities.
From a team with over 100 years of combined experience in designing and delivering residential projects, we shape our project teams to align with our clients needs and aspirations.
For our clients that means assurance from years of experience coupled with the latest in design thinking to shape a solution that seeks to exceed expectations.
Design through a commercial lens
We pride ourselves on the commerciality of our designs which seek to push the art of the possible within the realities of budget and timelines.
Realising profitable design concepts, fostering positive engagement with planning and delivering live projects on time and on budget form the foundations of our residential designs.
Our team also help clients improve the commercial viability of their existing design proposals by way of independent peer reviews, post planning analysis and optimisation exercises.
By committing time upfront to listen, pushing the art of thoughtful design and keeping to our word through honest and transparent communication, we add tangible value to projects.
Student Living
Creating places which inspire community is at the core of our student living designs. Each project is approached through the lens of placemaking, to provide enriching environments where students can live, study, rest and play and most importantly, feel at home.
PBSA is a fast-moving market, particularly with the advancement of wellness and technology. With that comes increased competition for residents. Designing around the student experience and with future flexibility in mind is critical. This is why our developments and University client relationships continue to stand the test of time.

Breathing new life into an iconic heritage landscape
The nationally significant buildings and landscape of Craighouse Campus, some dating back to 1528, are being given a sustainable future through a masterplan which sees the conversion of seven Category A listed buildings into a bespoke, luxury residential development featuring sixty-four homes alongside new residencies.
The highly sensitive restoration project has seen extensive collaboration with Historic Scotland, Scottish Natural Heritage, Architecture & Design Scotland and The City of Edinburgh Council, to create a wide range of exceptional apartments, complemented by contemporary new residential buildings.
Through a careful balance of conservation and design innovation, every property offers a bespoke combination of heritage and contemporary luxury.
Sustainability is a continual thread through our designs, with six Passivhaus accredited designers who work to ensure that regardless of building type or aspiration, we deliver sustainable, comfortable places to live.

Core to our work no matter who we design for, be it students, families, individuals, those with varying needs or entire communities, is a drive to push the art of what’s possible while respecting the realities of budget and timelines. We aspire to evoke pride in people and place by crafting spaces that blend robust functionality with thoughtful and inspiring design.
