Having completed in Spring 2024, the Tillydrone Affordable Housing development has been shortlisted for two awards which recognise quality homes and sustainable places.

With the Inside Housing Development Awards fast approaching we’re reflecting on the success of Tillydrone Affordable Housing, which has challenged the norm for social housing and represents a positive shift in the standards of affordable housing undertaken by local authorities and contractors.

The development has been shortlisted for two national awards, the ‘Best affordable housing development (<£20m) and the ‘Best healthy homes development, rural/suburban’. 

The awards celebrate the teams, schemes and solutions that are delivering the UK's highest quality homes and sustainable places, as a showcase for the very best residential developments.

We're extremely proud of what has been achieved with this development, showcasing the power of good design team collaboration and its role in helping to address a shortage of affordable social rented housing.

The client set an ambitious challenge for the design team, to deliver Scottish Sustainability Gold Standard housing, (LETI) EPC B or above in a multi-residential development while creating, adaptable homes for aging occupants and dementia. Housing to be built to Passive House principles must adhere to eight sustainability criteria with rigorous targets across optimising performance, energy for space heating demand, carbon dioxide dwelling emissions, energy for water heating sourcing, water use efficiency, wellbeing & security, material use and wastage and flexibility and adaptability.

The result is seventy new homes which have contributed to the acute need for truly affordable and adaptable homes within the city of Aberdeen, with a design approach that provides a unique and distinctive vision for healthy, low energy, urban social housing. Sustainable homes have been built to a high standard while promoting wellness and sociability, supporting occupants to stay in their homes for longer and enhancing communities, all while being cost efficient.  

Seven sites were included in the programme across Aberdeen city centre, with Tillydrone being the first to reach completion due to its focus on affordability for both construction and residents.

Oberlanders operated an open book policy when it came to sharing low energy construction knowledge and were instrumental in sharing detailing and specifications with the wider design teams, helping all site teams deliver a well-focused, buildable product while keeping the end occupant at the forefront of all design decisions.
